From applying to moving out, how to make renting in Victoria simple, and what you can expect from us at each step. 

Applying for your rental 

A strong application moves faster, so it pays to have everything ready before you start looking. You’ll typically need 100 points of identification, proof of income, your rental history and references, and any supporting documents like payslips or a letter from your employer. Having these on hand means you can submit as soon as you find a property you like, rather than scrambling once an inspection ends. 

Once you apply, we review every application as quickly as possible, assessing it fairly and keeping you informed along the way. If you’re successful, we’ll be in touch to arrange lease signing, bond payment, and a move-in date, and we’ll walk you through anything you’re unsure of before you sign. 

Settling in and staying on top of your tenancy 

The condition report you receive at move-in is worth checking carefully and returning promptly, it’s your record of the property’s condition and protects you at the end of the tenancy. Your bond is lodged with the Residential Tenancies Bond Authority (RTBA), so it’s held independently rather than by us or your landlord.

Day to day, renting smoothly is mostly about communication. If something needs repairing, log a maintenance request online and we’ll get it moving right away, or use the emergency contact on your lease for anything urgent. If a rent review comes up, we’ll always explain the reasoning behind it rather than just issuing a number, and we’re happy to talk it through if you have questions. 

Moving out at the end of your lease 

When you’re ready to move on, the key steps are giving proper written notice in line with your lease and letting us know your intended move-out date as early as you can. We’ll arrange a final inspection against your original condition report, so it’s worth attending to point out normal wear and tear versus anything that might need attention.  

Getting your bond back smoothly usually comes down to a few basics: giving the property a thorough clean, repairing any damage beyond fair wear and tear, and returning all keys and remotes. Once the final inspection is done, we’ll process your bond refund through the RTBA as quickly as possible and let you know if there’s anything outstanding before it’s finalised.
